Real Estate Agent in Warwick, NY needed

This referral is a client who is looking to sell a home in NJ and purchase a substantial parcel of land with ideally a barn on it, in either North Jersey (Sussex/Passaic) or the warwick side of Orange County, NY. The house is in Ringwood, so the ideal candidate is someone that can handle both transactions. The client is able to make the purchase with cash, but would ideally like to close on the house he owns first, then to purchase the land. But he needs to find the land first. Because it's a land/farm purchase I think this is feasible. He is looking to keep the purchase below $600k. If the land has a house on it that is okay too, but he is much more focused on purchasing the right parcel of land. He seems to want some farm elements to it. Because there are never usually that many land parcels listed for sale I would like the candidate for this referral to be willing to knock on some doors and send some letters to land owners on behalf of this client. This could open up some more inventory to choose from. Again, the right candidate for this referral should be licensed and operating in both NY & NJ and in these territories. 25% referral fee for the Buyer side transaction. 30% referral fee for the List side transaction.
